7 Warning Signs You Need a New Roof: What Dallas-Fort Worth Homeowners Must Watch For

Warning signs of roof damage showing multiple indicators

Your roof doesn't fail all at once. It sends warning signals for months or even years before a catastrophic leak occurs. Knowing these warning signs lets you plan a replacement on your timeline — not during an emergency when options are limited and prices are highest.

1. Age: The 15-20 Year Mark

In the DFW climate, most asphalt shingle roofs reach the end of their effective service life between 15-20 years. If your roof is approaching this age, it's time to start budgeting for replacement even if no visible problems exist yet.

2. Curling or Buckling Shingles

Shingles that curl at the edges or buckle in the middle have lost their waterproofing integrity. This typically results from age, improper ventilation, or defective materials. Once curling begins, it accelerates rapidly.

3. Missing Granules

Check your gutters for excessive granule accumulation. Some granule loss is normal, but heavy accumulation indicates your shingles are breaking down. Dark patches on shingles where granules have worn away signal UV damage to the underlying asphalt.

4. Daylight Through Roof Boards

Go into your attic on a sunny day. If you can see daylight coming through the roof boards, water can get through too. This indicates failed underlayment, cracked decking, or gaps that require immediate attention.

5. Sagging Areas

A sagging roof deck indicates structural problems — often moisture damage to the underlying wood. Sagging rarely resolves itself and typically worsens over time. This is one of the most serious warning signs requiring prompt professional assessment.

6. Moss or Algae Growth

While algae staining is largely cosmetic, moss growth is structural. Moss holds moisture against shingles and can lift them over time, creating entry points for water. Heavy moss growth suggests the roof is retaining too much moisture.

7. Rising Energy Bills

A failing roof often loses its insulating properties before it starts leaking. If your heating or cooling bills have increased without explanation, your roof's thermal performance may have degraded.
