What is Built-Up Roofing?

BUR consists of multiple layers of bitumen (asphalt) alternating with reinforcing fabrics (felts or ply sheets). A protective surface layer of gravel, mineral granules, or a reflective coating completes the system.

Built-up roofs offer exceptional durability with lifespans of 20-30 years when properly maintained. The redundant layers provide multiple waterproofing barriers - if one layer is compromised, others continue protecting the building. BUR also handles foot traffic well, making it ideal for roofs with frequent maintenance access.

BUR vs. Single-Ply: Making the Right Choice

While TPO and EPDM have captured market share, BUR remains superior in certain applications. Properties with heavy rooftop equipment, high foot traffic, or historic buildings often benefit from BUR's robust construction. The system also provides excellent puncture resistance against hail damage.

Hot-Applied vs. Cold-Applied BUR

Traditional hot-applied BUR uses heated asphalt to bond layers, creating the strongest bond but producing fumes during installation. Cold-applied systems use adhesives instead, offering easier installation with less odor - important for occupied buildings like schools or medical facilities.

BUR Maintenance and Repair

Regular maintenance extends BUR lifespan significantly. Annual inspections should check for blisters, cracks, loose gravel, and flashing deterioration. Repairs involve removing damaged areas and rebuilding layers - a process experienced roofers can complete without full replacement.
