Roofing warranties can be confusing. Manufacturers advertise "lifetime" and "50-year" warranties that sound comprehensive but often contain significant limitations. Understanding what's actually covered — and what's not — helps you make informed decisions and avoid unpleasant surprises.
Manufacturer Material Warranties
Standard manufacturer warranties cover material defects only — they do not cover labor to replace defective materials. Coverage typically starts at full replacement value and decreases over time (prorated). "Lifetime" usually means the lifetime of the original owner or a capped period like 40-50 years, not forever.
Enhanced System Warranties
Certified contractors can offer enhanced warranties that cover both materials and labor. GAF's Golden Pledge, CertainTeed's SureStart PLUS, and similar programs provide 25-50 years of non-prorated coverage on materials plus workmanship coverage. These require certified installation using complete roofing systems from a single manufacturer.
Workmanship Warranties
Separate from material warranties, workmanship warranties cover installation errors. Quality contractors provide 5-10 year workmanship warranties; some offer longer. These warranties are only as good as the contractor's commitment to honor them — another reason to choose established local companies.
Common Warranty Exclusions
Most roofing warranties exclude: damage from acts of God (hail, wind, lightning), improper maintenance, foot traffic damage, alterations by others, and failure to address problems promptly. Storm damage is typically an insurance claim, not a warranty claim.
Transferability Matters
If you might sell your home, warranty transferability adds value. Some warranties transfer automatically; others require registration and fees. Non-transferable warranties provide no value to subsequent owners and may reduce your home's appeal to buyers.
Registration Requirements
Many enhanced warranties require registration within a specific timeframe after installation — often 30-60 days. Failure to register can void enhanced coverage, leaving you with only the standard limited warranty. Ensure your contractor handles registration and provides documentation.
