What Is EPDM Roofing?

EPDM — Ethylene Propylene Diene Monomer, if you want the full mouthful — is a synthetic rubber membrane that's been the workhorse of commercial flat roofing since the 1960s. It's proven technology. Easy to repair, affordable, and it holds up to hail better than most membranes because rubber just absorbs impact rather than fracturing. Available in black or white, 45 mil or 60 mil thickness. Most of the older commercial roofs we see across DFW — office parks off 121, industrial buildings south of I-20 — are EPDM systems installed 20+ years ago and still doing their job.

EPDM Pros and Cons in Texas

What works:Lowest installed cost in the commercial membrane category — $4.00–$6.50/sqft. Excellent hail resistance (the rubber absorbs the impact instead of cracking). 20–30 year lifespan when maintained. Easy patch repairs that hold well.

What doesn't work as well in Texas:Black EPDM acts like a solar collector. It's absorbing 85–90% of solar radiation on a Texas summer day — the opposite of what you want when you're running commercial HVAC. Adhesive seams are also the weak point compared to TPO's heat-welded seams. Adhesive breaks down over time, especially with DFW's thermal cycling, and seam lifting is the most common EPDM failure mode we diagnose. White EPDM exists and addresses the heat problem, but it costs more and isn't as common — at that point the cost difference vs. TPO gets narrow.

EPDM vs. TPO — The DFW Call

For most DFW commercial buildings, TPO has overtaken EPDM as our recommendation because of the energy math. A white TPO roof saves $0.15–$0.30 per sqft per year in cooling costs compared to black EPDM. On a 30,000 sqft building over 20 years, that's $90,000–$180,000 in energy savings — which blows past the $15,000–$30,000 difference in installation cost pretty fast.

That said, EPDM is still the right call in certain situations. Budget-constrained projects where the upfront capital number is the controlling factor. Low-slope roofs with minimal HVAC load. Buildings where the existing substrate works better with EPDM adhesion.
