What Is Modified Bitumen?
Modified bitumen is a multi-layer asphalt roofing system reinforced with fiberglass or polyester mat. It's been around since the 1960s and it's still one of the most reliable flat roof systems in the market — not because it's flashy, but because it just works. “Modified” means the asphalt is enhanced with polymers, either APP (atactic polypropylene) or SBS (styrene-butadiene-styrene), that improve flexibility, UV resistance, and cold-weather performance over older built-up roofing.
You get it in two or three plies. Base sheet goes down first, then a cap sheet with a granulated or smooth surface. Some systems run three layers. Each layer adds redundancy — and that redundancy is exactly why mod-bit performs well on buildings where the roof takes regular abuse.
Torch-Applied vs Cold-Process: What's the Difference?
Torch-applied mod-bit uses an open-flame torch to heat and bond each layer to the substrate. It creates an extremely strong bond and is the method most commercial roofers prefer for quality installations. But here's the deal — not every building is a good candidate. If you've got a lot of penetrations, sensitive rooftop equipment, or a building in an area with strict fire codes, open-flame torch work requires permits and safety protocols. We've done torch-applied mod-bit on warehouses off I-20 in Grand Prairie and distribution buildings in Mesquite with no issues, but the site conditions have to be right.
Cold-process mod-bit uses cold adhesive or heat-weld tape instead of an open flame. It's the safer choice for occupied buildings and anywhere a torch isn't practical. The trade-off is that it requires more precision in application — the bond isn't as immediate. Done right, a cold-process system performs just as well. Done sloppily, you get delamination at the seams. Joel always says cold-process requires better installers, not worse ones.
Modified Bitumen vs TPO: Which Do You Need?
Honestly, for most DFW commercial buildings, TPO is the better value. It's lighter, cheaper, more energy-efficient (the white reflective surface is a real advantage in a North Texas summer), and the single-ply membrane systems have gotten very reliable over the last decade. If you're reroofing a standard warehouse or light commercial building, TPO is probably the answer.
But mod-bit has specific strengths that TPO doesn't. It's significantly more puncture-resistant. If you've got HVAC technicians up on that roof every other month, or delivery equipment, or frequent foot traffic from maintenance crews, mod-bit's heavier multi-layer construction handles that abuse better than a single-ply TPO membrane. We had a restaurant in Irving where kitchen exhaust venting and regular rooftop access had destroyed two TPO systems in six years. Went to mod-bit on the third installation — held up fine.
Mod-bit is also easier to repair in the field. A torch or adhesive repair on a failed seam is faster and more reliable than a hot-air weld repair on TPO if you don't have the right equipment on-site.
