Traffic-Bearing Waterproofing Systems
Parking garage roof decks need a waterproofing system that handles vehicle traffic — that rules out standard roofing membranes entirely. The industry standard for exposed parking decks in DFW is a traffic-bearing polyurethane waterproofing system: a primer coat, a base membrane layer, a broadcast aggregate or color coat, and a topcoat. This system is seamlessly applied, bonds directly to the concrete, and provides the abrasion resistance needed for vehicle traffic. Properly installed systems carry 5-10 year waterproofing warranties and can be re-coated at the 7-10 year mark to extend life.
Expansion Joint Treatment
Expansion joints are the most common failure point in DFW parking garages, and they're frequently treated as an afterthought. Here's the reality: the temperature swing in DFW between February and August can be 100°F+, and concrete decks move significantly with that change. Expansion joints exist to accommodate that movement — but they need to be properly treated with a flexible, traffic-bearing joint sealant that can cycle repeatedly without failure. Polyurethane joint sealants properly installed last 7-10 years in DFW conditions. Silicone sealants used in construction joints (not expansion joints) can last longer. If your garage has cracked or missing expansion joint sealant, that's your first repair priority.
Crack Injection and Concrete Repair
Dormant cracks (cracks that are stable and no longer moving) can be sealed with epoxy injection — epoxy actually restores tensile strength to the cracked section. Active cracks (still moving with temperature) need polyurethane foam injection, which stays flexible and accommodates movement. Before any waterproofing system goes on a parking deck, all cracks need to be categorized and treated appropriately. Installing a waterproofing membrane over untreated active cracks will result in reflective cracking through the membrane within 1-2 years.
Drainage and Slope: The Overlooked Factor

Ponding water on a parking deck accelerates waterproofing membrane degradation and increases hydrostatic pressure on concrete.
