Torch-Applied vs Cold-Process Modified Bitumen: Pros and Cons

A property manager in Mesquite called us after a fire. Nothing catastrophic — just a scorched parapet and some charred insulation. The previous roofer used an open-flame torch on a building where two restaurants shared the wall. That's the torch-applied mod-bit story nobody tells you upfront.

What Modified Bitumen Actually Is

Modified bitumen is asphalt mixed with polymers — either SBS (styrene-butadiene-styrene, which stays flexible in cold) or APP (atactic polypropylene, which handles heat better). It's installed in layers: a base sheet, one or two plies of modified bitumen, and a granule-surfaced cap sheet. It's been on commercial buildings since the 1970s and works well when installed right. DFW has thousands of buildings with mod-bit roofs, particularly the older industrial and retail stock from the '80s and '90s along I-30, I-20, and 635. The question is which installation method is right for your building.

Torch-Applied: Cheaper, Riskier, Better Bond

Torch-applied mod-bit heats the back of the sheet with a propane torch until the asphalt flows, bonding it to the substrate. It's faster than cold-process, creates an excellent watertight bond when done correctly, and costs 15-20% less in labor than cold-process. Here's what your roofer probably won't mention: NRCA data shows that torch-applied roofing is involved in the majority of roofing fire incidents. That fire in Mesquite? The torch ignited the wood nailer below the parapet cap. On vacant buildings with no occupants — isolated industrial or warehouse facilities in places like Hutchins or Wilmer — torch-applied is a reasonable choice with proper fire watch. On occupied buildings, it's a liability question your insurance carrier might not love.

Cold-Process: Safer, More Consistent, Slightly More Expensive

Cold-process modified bitumen uses adhesive instead of a torch — the sheets are bonded with cold asphalt cement or two-part adhesives. No open flame. No fumes permeating into occupied spaces. For a strip center in Garland with a nail salon, a therapy office, and a pizza place, cold-process is the only sensible choice. The finished system is just as waterproof as torch-applied when done right. The downside is it requires more labor precision — adhesive application has to be thorough and even, and you can't see a missed spot the way you can with a torch (the torch will instantly show you where the bond isn't happening).

The DFW Heat Question: SBS vs APP

One more thing nobody explains: SBS and APP modified bitumen have different temperature performance profiles. APP handles high heat better — it doesn't soften as much at 150°F surface temperatures, which DFW rooftops hit regularly in July. SBS is more flexible in cold but can soften and slip slightly on steep-slope applications in Texas summer heat. For flat commercial roofs in DFW, APP is generally the better choice for the cap sheet.
