Roof Coating
A roof coating is a liquid-applied membrane (typically silicone, acrylic, or polyurethane) that creates a seamless waterproof layer over an existing commercial roof surface.
Roof coatings extend the life of commercial roofs by 10-15 years at a fraction of full replacement cost. Silicone coatings are the preferred choice in DFW because they resist ponding water and UV degradation. Acrylic coatings are more affordable but cannot withstand ponding. Roof coatings qualify as a maintenance expense (not capital improvement) for tax purposes, making them immediately deductible.
